AI Firm Sierra Expands to NYC, Leasing Full Floor in SoHo

San Francisco-based artificial intelligence company Sierra is planting roots in New York City, signing a full-floor lease for 14,563 square feet at 375 West Broadway in SoHo. The deal marks the conversational AI firm’s first New York office and brings the five-story landmark building to full occupancy.

“375 West Broadway is a tremendous asset in one of New York’s most innovative and sought-after neighborhoods,” said William Tees, Vice President of Asset Management at Manova Partners, which owns and manages the property. “We are delighted to welcome Sierra and maintain full occupancy in such a competitive commercial leasing environment.”

The lease was brokered by Brett Harvey of Newmark, representing Manova Partners, while Jeff Fischer and Connor Krup of CBRE represented Sierra.

AI’s Expanding Footprint in New York

Sierra’s arrival underscores a growing trend: artificial intelligence companies are expanding from Silicon Valley into New York’s tech corridors, where proximity to finance, fashion, media, and retail gives AI applications a real-world edge.

New York has quickly become one of the nation’s top hubs for AI innovation, rivaling San Francisco and Boston. The city’s blend of creative industries and data-rich enterprises has fueled adoption of AI tools across marketing, e-commerce, and customer experience sectors — all areas where Sierra’s conversational AI platform is gaining traction.

Sierra’s move mirrors a larger wave of AI firms establishing offices in Manhattan neighborhoods like SoHo, Hudson Square, and Flatiron, where tech, design, and business intersect. Industry observers see these expansions as part of AI’s transition from laboratory innovation to mainstream business infrastructure.

A Historic Building Meets Modern Innovation

Originally constructed in 1863, 375 West Broadway is a boutique-style property that bridges the past and future of SoHo. Under Manova’s stewardship, the building is undergoing capital upgrades, including renovations to its front and rear lobbies.

Manova Partners acquired the property through a predecessor company on behalf of an investor in February 2022, marking the first major improvement project at the building since 2014.

Sierra’s tenancy at 375 West Broadway highlights both the enduring allure of SoHo for creative and tech firms and the broader integration of AI into New York’s commercial and cultural fabric — where heritage buildings now house the next generation of innovation.
